A utilitarian warehouse transformed into a dynamic marina headquarters and guest destination.
Situated on Falmouth Harbor, The Flying Bridge Marina repurposes a utilitarian warehouse into a dynamic headquarters for marina operations and guest amenities. The brief called for functional efficiency, but the design went further — creating a building that could serve as both a working hub and a welcoming destination for boaters and visitors.
The most significant challenge was reconciling the building's industrial bones with a more refined, guest-friendly identity. To achieve this, we introduced a prominent corner window wall, opening the interior to harbor views and visually signaling the building's public nature. Inside, a lofted mezzanine was added to provide oversight of the main floor while also serving as a flexible event and meeting space.
Exterior materials were upgraded to withstand salt air and UV exposure, while detailing — from the rhythm of siding panels to the placement of signage — elevated the overall aesthetic. Service functions were tucked discreetly out of view, ensuring that operational needs didn't detract from the visitor experience.
The result is a facility that operates with the efficiency of a marina HQ while carrying the presence of a waterfront landmark.
